This is NOT a NIMBY vs YIMBY event- it is a LIMBY (Look In My Backyard) event. Please read notices in blue highlight as you read through this document.
The Alligator Tour is an invitation for all the residents of Clairemont, Bay Park, Bay Ho and former members of Raise The Balloon to join us as we tour the three most observable examples of dangerously overbuilt “ADUs” (mini-apartment complexes) in each of our neghborhoods. We will be raising the Red Balloon again at each project site in support of the folks who been bitten by an Alligator Project (see pictures below) next door to them. *Please note: Not all ADU projects are Alligators. Many have, and are, being built responsibly where owners, builders, and LLCs have taken care to remain as conforming to their neighborhoods as humanly possible. These units are not disrupting our neighborhoods, blocking views, or lack to provide ample parking for their tenants.
It’s one thing for us to read about these Alligator projects in the paper or see a brief news clip and believe or hope it doesn’t happen in our backyards, it’s another to walk the actual projects when it does happen.
I’ve met with and listened to some of the people who have been impacted the most and they feel alone in the community and betrayed by our local housing policy makers.
They want you to hear their stories of what they have had to endure, and finally do, to mitigate the devestation caused by the Alligators that have taken advantage of housing policy that was enacted for the “good” of the larger community. The larger community needs to hear their voices.
The tour of the three most egregious overbuilds in Clairemont, Bay Park, and Bay Ho will begin on March 29th, 2025 from 12pm to 2pm. The first project on the tour is 4601 Almayo Ave, 92117. This is a FREE event and open to all!

* Please Note: I will be personally inviting the Mayor, and all City Councilmembers to come with us on the tour to help them see, in real time, some of the changes that they need to consider during the present 90-day review of San Diego’s ADU program guidelines. This is not an opportunity for them to make speeches, and we ask the community members present to be respectful and not to confront them. Thank you.

The biggest concern I have for my family and children is fire safety and rescue access if the canyon bordering our properties catch fire. The 17 units were built without parking, I’m trying to create an HOA for the cul-de-sac neighbors to agree on parking spaces for everyone.

The water drainage is a major issue as it flows into the canyon. The builder has been a nightmare to work with. How are those people going to get out of the back 6 buildings if the canyon catches fire?

I was never given notice of the LLC’s intent to build units next door to me. I made an appointment with the City’s Development Department to review the plans and the process only allows 30 min for the appointment during which time you can ask the employee to scroll through the hundreds of pages of plans while you attempt to read it all and take notes since you can’t take any photos or receive a copy of the plans. This is not sufficient to gain a complete understanding of the project!
